Chimney stack repairs, repointing and rebuilds

The most exposed part of a building
Chimneys are among the most exposed parts of a building. Sitting above the roofline, they are continually subjected to rain, wind, frost and temperature changes. Over time, this exposure can cause mortar joints to deteriorate, bricks to crack or spall and chimney stacks to become unstable.

What we do
At PointUK, we carry out chimney stack repairs, repointing, brick replacement and partial or complete chimney stack rebuilds, helping to restore both the appearance and structural integrity of your chimney. Whether you’re dealing with deteriorated mortar, damaged bricks, movement or a chimney that requires rebuilding, we assess the condition carefully before recommending the most appropriate solution.

Vulnerable mortar joints
The mortar joints within a chimney are particularly vulnerable to weathering. Once mortar begins to crack, erode or become loose, water can penetrate deeper into the masonry. Freeze-thaw cycles and repeated exposure can then accelerate deterioration. Repointing can help protect the chimney by removing defective mortar and replacing it with a suitable new mortar.

The right mortar
For traditional and period properties, the choice of mortar is particularly important. Where the existing chimney was constructed using lime mortar, a compatible lime-based mortar may be required. The right mortar should protect the brickwork rather than cause further damage.

Why do chimney stacks deteriorate?

Weather exposure
Rain, wind and frost can gradually erode mortar and damage exposed brickwork.

Frost damage
Water entering porous bricks and mortar can freeze and expand, causing cracking, spalling and deterioration over repeated freeze-thaw cycles.

Failed mortar
Cracked or eroded joints can allow water into the chimney and accelerate the deterioration of surrounding masonry.

Unsuitable previous repairs
Hard cement-based mortar can sometimes be incompatible with traditional brickwork, contributing to brick damage and moisture-related problems.

Movement
Settlement, thermal movement and structural movement can result in cracking or displacement within the chimney stack.

Defective flashing or leadwork
Problems around the junction between the chimney and roof can allow water to enter the building and contribute to deterioration.

When repair is no longer enough
In some cases, deterioration has progressed beyond localised repair. A chimney stack may require partial or complete rebuilding where there is significant structural deterioration, extensive cracking, substantial movement or widespread failure of the masonry.

Rebuilding sympathetically
Depending on the condition, this may involve carefully dismantling the affected section and rebuilding it using suitable materials and, where possible, retaining original bricks that remain in good condition. A rebuild can provide an opportunity to address underlying defects while retaining the character and proportions of the original chimney.

Repair or rebuild

Repair or rebuild my chimney?

Assessing the stack
One of the most important decisions is determining whether a chimney can be repaired or whether rebuilding is necessary. Where the masonry remains structurally sound, localised repairs may be sufficient. Where deterioration is extensive or the stack has suffered significant movement, a rebuild may provide the safer and more appropriate long-term solution.

Repair where practical, rebuild where necessary
We believe in repairing wherever practical and rebuilding where necessary. This approach can help preserve original masonry, maintain the character of the property and avoid unnecessary work.
