Repointing

Why does brick and stone need repointing?

What mortar does
Mortar joints are an essential part of any brick or stone building. They help protect the masonry from the elements, accommodate natural movement and manage moisture within the structure.

How it deteriorates over time
Over time, mortar can weather, crack, loosen and deteriorate. When this happens, repointing can restore the integrity of the joints, protect the surrounding brick or stone and significantly extend the life of the building.

Repointing explained

What is repointing?

Replacing defective mortar
Repointing is the process of removing defective or deteriorated mortar from between bricks or stones and replacing it with new mortar. Mortar joints can naturally deteriorate over time.

Why joints fail
Constant exposure to the elements such as rain, frost, wind and changes in temperature can gradually cause mortar to crack, erode and become friable. Once the joints begin to deteriorate, water can penetrate deeper into the masonry and begin to cause further problems.

Signs that your property may require repointing

Crumbling or powdery mortar
Mortar that can be easily brushed or scraped away may indicate significant deterioration.

Cracked mortar joints
Cracks can allow water to penetrate the masonry.

Missing sections of mortar
Open joints leave areas of brickwork more exposed to the elements.

Recessed or deeply eroded joints
Significant erosion can leave the mortar well behind the face of the brick.

Damp or staining associated with exposed masonry
Worn mortar lets rainwater soak into walls, leading to damp, staining and costly damage.

Damaged or spalled bricks
Damaged bricks can sometimes indicate incorrect mortar being used or moisture problems due to incompatible previous repairs.

Water penetration around chimney stacks
Chimneys are particularly exposed to weather and often require more frequent maintenance.

Why might a property need repointing?

Incorrect materials
A property may also need repointing due to the incorrect materials being used. This is particularly important with older and traditional buildings, where the mortar is often designed to work with the brick, rather than simply being as strong and durable as possible.

Hard mortar on soft brick
Using a hard cement rich mortar on older, softer bricks can cause problems. Traditional bricks and lime mortar are designed to accommodate small amounts of movement and allow moisture to escape. If the mortar is significantly harder than the brick, the brick can become the weaker element and may crack, spall or deteriorate instead of the joint.

Lime mortar versus cement mortar
Lime mortar and cement mortar behave very differently. Using a cement-based mix can reduce the wall’s ability to breathe and accommodate movement. Moisture can become trapped within the masonry, accelerating deterioration.

The right mortar for the building
The type of mortar to be used is entirely dependent on the building. Cement based mortar can be an appropriate choice for certain buildings and masonry, particularly where it is compatible with the existing construction and surrounding materials. The right mortar depends on the individual building, its age, construction, existing materials and exposure, rather than one type of mortar being suitable for every property.

Our inspection
Upon a site visit and inspection, we will carefully consider the existing masonry, mortar type, joint profile and condition of the building to determine the correct materials to be used.

Brick replacement

Replacing bricks that are beyond repair

When replacement is needed
In some cases, individual bricks may have deteriorated beyond repair and need to be replaced as part of the restoration process. Cracked, spalled, heavily weathered or damaged bricks can compromise both the appearance and performance of the surrounding masonry.

Keeping the character of the building
Where replacement is necessary, we carefully remove the defective brick and source a suitable replacement that complements the existing brickwork in terms of size, colour, texture and character. Where possible, we aim to retain original bricks and replace only those that are beyond repair, helping to preserve the authenticity and character of the building.

Stone repointing

A different approach for stone

Compatible mortar for natural stone
Stone buildings require a different approach to brickwork. Natural stone varies considerably in composition, porosity, strength and appearance. The mortar used therefore needs to be carefully considered to ensure it is compatible with the stone and the existing construction. Using an unsuitable or excessively hard mortar can cause problems by restricting the movement of moisture or transferring stresses into the stone.

Sympathetic, long-term protection
At PointUK, we take the characteristics of the existing stone and mortar into account before determining the most appropriate repointing method. Whether working on a traditional stone property, stone boundary wall or larger restoration project, our aim is to achieve a finish that is sympathetic to the existing masonry while providing long-term protection.
